It depends on the type of survey, the size of the property, the terrain, and how the parcel is legally described — a platted subdivision lot is usually less than rural acreage, which needs more deed research. How long does it take?
It varies with the survey type, records availability, terrain, and our current schedule. A straightforward boundary often lands within a few days to a couple of weeks. We give you a realistic target date up front — no vague "we'll get to it."
What area do you serve?
Greenfield and Hancock County, plus the greater Indianapolis metro and central Indiana. If you're not sure we cover your spot, just ask.
Do I get a drawing I can keep?
Yes. Most surveys include a sealed drawing (a plat) you can use for your records, a closing, a permit application, or design work.
Boundaries & property lines
What is a boundary survey?
It locates and marks your true property lines and corners — built from the deed, recorded plats, and the monuments found on the ground, then resolved by a licensed surveyor's judgment. It's the foundation under fences, additions, splits, and disputes.
I'm buying a home — should I get a boundary survey?
Yes — we highly recommend it, and it's one of the cheapest forms of protection in the whole transaction. A boundary survey confirms you're actually getting what you're paying for: the real property lines, the acreage, and that the house, driveway, and other improvements sit inside your lines and not over a neighbor's. It surfaces problems while you still have leverage to fix them or walk — an encroaching fence or shed, a driveway that crosses the line, or an easement that limits what you can build later. Once you close, those become your problems to untangle, usually at far more cost than the survey. It's especially worth it on rural or acreage parcels, older properties, or any lot where the lines aren't obvious. Title insurance also frequently excludes boundary issues unless a survey is on file — so a survey can strengthen your coverage too. Best done before you close, while you still have options. Do I need a survey before building a fence?
Strongly recommended. Knowing exactly where the line falls before you build avoids putting a fence on your neighbor's property — and the costly argument (or tear-out) that follows. It's far cheaper to be sure first.
My neighbor and I disagree about the line. Can you help?
Yes. A boundary survey establishes where the line legally falls, based on the records and the monuments. We research it, recover the corners, and mark it so everyone's working from facts. We're surveyors, not attorneys — but the survey is what those conversations stand on.
Will you mark my corners?
Yes. We locate or set the corner monuments and can flag the line between them so you can see exactly where your property runs.
Commercial & land splits
What is an ALTA / NSPS survey, and who needs one?
It's a detailed boundary survey done to a national standard (ALTA/NSPS), usually required by title companies and lenders for commercial real-estate deals. It's more comprehensive than a residential boundary survey — and priced per project, since the requirements vary. Start an ALTA request and we'll send a firm quote.
What's involved in a land split?
A land split divides a parcel into a small number of new pieces, each with its own legal description and county-ready exhibits. We handle the survey, set the new corners, and prepare the descriptions so it records cleanly. (Full multi-lot subdivisions aren't something we're taking on right now — if that's what you need, we're glad to point you in the right direction.)
Drone LiDAR & 3D scanning
What is drone LiDAR, and why does it matter?
Aerial LiDAR captures survey-grade topography quickly over large or hard-to-walk sites, fully Part 107 compliant. For you that means faster turnaround and dense, accurate data for design and grading — the kind of capture most local firms don't run.
What is 3D laser scanning?
Ground-based scanning captures dense, high-accuracy point clouds where the air can't see — under tree canopy, against structures, and inside fine detail. Paired with drone LiDAR, it lets us capture a complete site from above and on the ground in one engagement.
